Of winter failures preventable before autumn
A boiler suddenly turns on once a year, when winter begins. After resting all summer, it starts full operation abruptly amid cold pipes and dust. This is when failures happen most. Know and care in advance, and you can triple the lifespan and cut gas costs by 15%+.
❌ Uncared-for boiler
7~9 yrs
lifespan · high gas cost · winter breakdown
VS
✅ Regularly cared boiler
15~20 yrs
lifespan · gas savings · stable operation

① Do you know which type your home's boiler is?
Care differs by boiler type. First, check your home's boiler type.
Type
Features
Pros
Cautions
Condensing boiler
Recycles exhaust heat. Most commonly installed now
15~20% gas savings
Watch for condensate-pipe clogging
Standard gas boiler
Common in pre-2010s homes
Strong durability
Lower efficiency than condensing
Oil (diesel) boiler
Areas without city gas
Runs even in a blackout
High fuel cost · check filter often
Electric boiler
Small homes·studios
Cheap initial install
High electricity cost

② Essential seasonal care procedures
๐ธ
Spring (Mar~May) — wrap-up after heating ends
After the heating season ends, before fully turning off the boiler, run hot-water mode for 30 minutes to circulate residue in the pipes. Then don't cut the boiler power — keep only hot-water mode. A long full stop lets water in the pipes go stale and causes odors.
๐ก Book a pro check in the spring off-season → 20~30% cheaper than winter
Even in summer, fully turning off the boiler stiffens internal parts. Set to hot-water mode only and use hot water briefly 1~2 times a week to circulate the pipes. If the strainer (filter) clogs, the temperature won't rise well in winter.
⚠️ Full power-off only for long business trips·overseas travel
๐
Autumn (Sep~Nov) — the golden pre-season check timing
October is the optimal timing for a boiler check. Compared to the peak (Dec~Feb), booking takes just 1~2 days and the check fee is 20~30% cheaper. Get a fuse check, combustion-state check, and pipe-pressure test.
⭐ A check before November is the cheapest and fastest
When a cold snap is forecast, never turn off away mode (10~15°C). Fully off, and the pipes freeze and burst. Keep away mode even during long absences. Below -10°C, leave a faucet running thread-thin.
๐จ On failure → shut the main valve, then PanSol emergency dispatch

③ Saving gas — do this and save ₩20k~30k a month
๐ก️
Indoor 20~22°C is optimal
Raising above 24°C feels about the same. Every 1°C lower saves about 5~7% on gas.
2°C lower = 10~14%↓
๐
Use the schedule function
Lower the temperature to 18°C 30 minutes before bed, and set it to rise automatically 30 minutes before you wake.
Sleep mode = 20~25%↓
๐ช
Manage windows·weather-strips
Drafts make the boiler run more often. One weather-strip on a door·window cuts gas by 10~15%.
₩1,000 weather-strip, big effect ↑
๐ฅ
Floor heating at 45~50°C
Setting the floor water above 60°C actually lowers efficiency. 45~50°C is the optimal for condensing boilers.
Maximizes condensing efficiency
๐ง
Keep hot water at 45°C
A hot-water setting of 45°C is enough. Above 60°C uses more gas and risks burns.
Hot-water optimization 5~8%↓
๐ ️
Annual scale removal
When lime·scale builds on the heat exchanger, heat transfer drops. An annual cleaner treatment improves efficiency by 15%.
15%↑ efficiency after pro work
๐ก Floor hot-water temperature guide
≤40°C
Weak heating · cold
45~55°C
✅ Optimal · best efficiency
≥60°C
Overheating · higher gas cost
Condensing boilers are actually more efficient at lower water temperatures. 45~50°C is the golden temperature that wins both gas savings and comfort.

④ 5 monthly self-checks you can do
๐ง Boiler self-check checklist
1
Check the pressure gauge— the front gauge between 1~2 bar is normal. Below 0.5, open the supply valve to top up.Location: boiler front / takes 1 min
2
Check for gas·burning smell— if you smell gas or burning, cut the power immediately and open windows. Never turn it on; call a pro.If gas leak suspected, report immediately (Gas Safety Corp 1544-4500)
3
Check connection pipes for moisture— run your hand over pipe joints around the boiler to check for moisture or rust.If a leak is found, pro repair needed
4
Check the air-bleed valve— if a room heats poorly, open that room's manifold air-bleed valve to remove air.Water = OK; only air = repeat
5
Check test-run noise— a "rattle" or "thud" at first startup means air. If it fades after 5~10 min of running, normal. If it continues, get a pro check.Screech·hum noise → call a pro immediately

If you smell gas, never touch an electric switch. Even a small spark from a switch can cause an explosion. Open windows, evacuate outside immediately, then report to 119 or the Gas Safety Corp (1544-4500).

⑥ Boiler lifespan guide — when to replace vs. repair
1~7 yrs
✅ Peak performance
Maintained by regular cleaning·checks. Almost no failures.
7~12 yrs
๐ง Maintenance phase
Annual pro check essential. Wear-part replacements begin.
12~15 yrs
⚠️ Consider replacing
Compare repair vs. new-unit cost. Efficiency starts dropping.
15+ yrs
❌ Replacement advised
Repair cost nears a new unit's price. Energy waste worsens.
If the repair cost is expected to exceed 50% of a new unit's price, consider replacing. Switching to a condensing boiler saves 15~20% on annual gas, recovering the replacement cost within 3~5 years.
